House with sea view on the magical island of Pag. It is adorned with a peaceful environment and proximity to the sea.

It consists of a total of three floors + roof terrace; - Tavern with bathroom - Ground floor with bathroom, living room and kitchen + small terrace / balcony at the entrance - Floor with bathroom and two bedrooms - Roof terrace - parking Each floor has 33m2 + 43m2 roof terrace + about 4m2 front terrace + parking. The house was completed and furnished in the summer of 2021, and everything is new (installations, walls, roof, carpentry, electricity). Water is provided to the terrace, so a refreshing shower can be easily installed upstairs. The property has clean ownership, 1/1. The sea is 350-400 meters. The beach is beautiful and ideal for families as it is a quiet place where the season (crowds) last a month. So there is no crowding on the beach which is a huge plus. On the beach there is a family hotel and a cafe, and both facilities can be in a bathing suit, since it is on the beach. On the other hand, the location is ideal for going out because the place is quiet and nearby (8 minutes by car) is the beach Zrce, as well as Novalja with all the facilities needed for entertainment. The house does not have a garden, only a roof terrace with a view of the whole bay and a front terrace on which you can put a coffee table. Although there is no yard, the house is in the center of an old, indigenous place where in front of the house you have a small road to which cars have no access. It is completely relaxed, Mediterranean verse and accordingly the atmosphere between the neighboring houses. It is not an apartment complex, but an old indigenous place with its charms.

CONSTRUCTION: The construction of the house is made of local stone 60 cm wide and during the renovation was supplemented with Wienerberger bricks, Porotherm 25 S. The house is partially buried in the rock, which is clearly visible in the tavern and makes it solid and pliable and aesthetically special. The wall in the tavern with the rocks is not decorative, but forms part of the rock in which the house is buried. The rocks are coated with moisture protection. On the inside, stone / brick constructions with knauf slabs were placed, while on the outside, an ETICS façade system made of EPS (styrofoam) was made, on which a silicate plaster in the color of 1.5 granulation was placed. Mezzanine structures (1st between the tavern and the ground floor and 2nd between the ground floor and first floor) are made in such a way that in the first mezzanine structure between the load-bearing beams are placed boards on which are placed knauf panels with associated construction and built-in LED lamps calvin, 12 w per lamp). Furthermore, the second mezzanine construction was made in such a way that visible planks remained between the load-bearing beams for aesthetic reasons. The third mezzanine structure, ie the flat roof, is made of a reinforced concrete blanket with a drop of 3%. The roof of the roof (sub-view) is also made of knauf with associated structures. Mineral wool was used for insulation. All the walls in the house are partitioned and made of knauf boards and coated with Jupol white paint. The exterior carpentry is made of solid wood and painted with acrylic paint. The interior joinery is also made of solid wood, painted with pine-colored stain. The floor on the first floor is coated with acrylic varnish also in the color of pine. Paints and stains are from the same manufacturer: Belinka, SI. Prior to painting / staining the carpentry is protected with Belles from Belinka, SI. Interior joinery (beams, planks) are made of spruce. The tiles on the floor of the tavern and the ground floor are made of gres ceramics, while the porcelain tiles in the bathrooms are 1st class. The handrails and railing towards the terrace were bought ready-made at the Bauhaus. Most (85-90% of the furniture) is brand new. The corner set is made of genuine leather, the Ikea kitchen with all the necessary appliances. Upstairs there is a jacuzzi tub while in the bathroom on the ground floor there is a toilet but if desired, a shower can be placed in the room, as planned. The space under the stairs to the first floor - (space inside the bathroom on the ground floor) is provided for a washing machine-dryer).

Due to the position of the island below Velebit, from which strong bora blows all year round (especially in winter), the island of Pag is almost entirely covered with salt from the Velebit Channel. Therefore, the island of Pag is known for its poor vegetation coverage of some of its parts, which is often compared to the lunar surface. The rocky landscape with only a few leaves of aromatic herbs grazed by sheep creates a unique impression and a widely known cheese. The island can be reached on the west by ferry from the port of Prizna, and on the south by a bridge where you are greeted on the left by the ancient fortress Fortica. According to folklore, the people of Pag welcomed and briefly received the Hungarian king Bela IV, hiding from the attack of the Mongol army. The island of Pag has been inhabited since the Stone Age, and there are sites of various dwellings from the Iron and Bronze Ages. Due to its geostrategic position and the great importance of salt, the island of Pag has long been a place where the ancient Greeks and the Roman Empire left their traces. For a long time the island was part of the Venetian Republic, and from VII. century place of war between Zadar and Venice where on several occasions the cities of the island were destroyed and looted. To this day, the administrative division of island is to the West and South, and as many as 4 different dialects on the island. The inhabitants of the island are especially proud of their rich cultural heritage and tradition, of which we must highlight the national costume, making Pag lace, winter and summer carnival and a place of pilgrimage for Catholic believers from around the world.
