The land is located in an undeveloped, landscaped part of the Gornji Čehi construction area. On a plot of land intended for (predominantly) housing, in addition to one residential building or a residential-commercial building, auxiliary, agricultural, and smaller commercial buildings can be built. An individual building can: - to be built as a residential or predominantly residential building (residential-economic); - be a maximum of three above-ground floors, with the third floor taking the form of an attic or a recessed floor, with the possibility of building an underground floor. A low building can: - to be built as a residential or predominantly residential building (residential-economic); - be four above-ground floors, with the fourth floor shaped like an attic or a recessed floor, with the possibility of building an underground floor. The size and structure of the building plot The size of the building plot for the construction of a residential building cannot be smaller than: - for free-standing buildings - 350 m2, with the fact that the width of the building plot, measured at the location of the construction direction of the building, cannot be less than 14 m; - for semi-built buildings - 300 m2, with the fact that the width of the building plot, measured at the location of the construction direction of the building, cannot be less than 12 m; - for collective buildings - 225 m2, with the fact that the width of the building plot, measured at the location of the construction direction of the building, cannot be less than 9 m. If a new low-rise building is built, it is built, as a rule, as a stand-alone building and, as a rule, the size of the building plot cannot be less than 600 m2. If a residential and commercial building is being built, or an agricultural or (i) smaller commercial building is placed next to the residential building on the same building plot, the size of the building plot cannot be smaller than: - for detached buildings - 600 m2; - for semi-built buildings - 480 m2; - for collective buildings - 360 m2. The depth of the building plot is, as a rule, at least 25 m. The total construction of the building plot can be: - for detached buildings - a maximum of 30%, with at least 30% of natural terrain; - for semi-built buildings - a maximum of 40%, with at least 30% of natural terrain; - for collective buildings - a maximum of 50%, and on plots larger than 600 m2 a maximum of 20%, with at least 20% of natural terrain; The land is rectangular in shape, all the necessary infrastructure is located next to the land.
