According to the current General Urban Plan, the following rules have been set for construction on the land in question:

The business purpose of K1 is business, administrative, office, commercial and service facilities, city department stores, production without negative impact on the environment, communal service and accompanying storage areas, hotels

hospitality buildings and entertainment buildings;

traffic buildings, public garages, sports buildings and surfaces and nurseries;

office premises, research centers and buildings of public and social purpose and other contents that complement the basic purpose;

The largest construction plot is 50%.
the largest cinema for production purposes and shopping complexes 1.2, and 2.0 for business and catering tourism purposes; the cinema can be even bigger if it is the result of the development of the space with an urban development plan.
