The land is located in the zone of mixed mostly residential use (M1). Spaces for schools, post offices, banks, sports and recreational playgrounds, public garages and health care and social welfare institutions can also be built on these areas.

Construction of buildings is allowed in the residential and mixed-use zone:
- the smallest building plot area for detached houses is 350 m2;
- the maximum built-up area of a building plot is 40% for a detached one;
- the highest built-up coefficient is 1.2;
- the maximum height is 3 above-ground floors, with the third floor shaped like an attic or a recessed floor.
