Island of Korčula, Vela Luka, house for renovation in the town center

This traditional original stone house with a total area of 450 m2 is located in the center of Vela Luka. The house is located on a plot of 193 m2 and extends over 4 floors. It was originally divided into a basement that served as a storage area, a ground floor with an access yard, a separate fully enclosed yard and rooms that served as Dalmatian taverns. The upper two floors were used as living space with bedrooms, bathrooms and terraces. The house is currently in a dilapidated state and needs complete renovation and adaptation. There is a connection to the electricity and water network. Access by car is not possible to the house itself and there is no private parking.

For this property, the owner commissioned an architectural study of the existing condition, in which complete measurements and floor plans were made. An architectural conceptual solution was also prepared for the conversion of the building into a smaller luxury accommodation complex in heritage style with a total area of 552 m2. In this conceptual solution, it is envisaged to convert the existing property into 7 luxury apartments with an area of 20 m2 to 50 m2 with a gym, wellness area, kitchen and common areas and terraces for rest and enjoyment. The entire documentation is available for review by potential buyers.

This property is a unique opportunity for an investor who wants a tourist facility in the original Dalmatian construction style located in the center of Vela Luka.
