REAL ESTATE BROKERAGE FEE SCHEDULE

Applicable from: 7 July 2026

This Real Estate Brokerage Fee Schedule forms an integral part of the Real Estate Brokerage Agreement entered into between EUROVILLA d.o.o., 10 000 Zagreb, Berislavićeva 4, OIB: 77148321177 (hereinafter referred to as the Broker) and the Principal.

All fees specified in this Fee Schedule are stated exclusive of value added tax (VAT) and shall be increased by VAT in accordance with applicable laws and regulations.

The amount of the brokerage fee shall be determined by the Brokerage Agreement, in accordance with this Fee Schedule, the General Terms and Conditions of Business and the Real Estate Brokerage Act.

I. BROKERAGE FEES

Brokerage in the Sale of Real Estate

If the seller is the Principal of the Broker:

• Brokerage fee:to 6% of the agreed purchase price.

• Minimum brokerage fee: EUR 1,500.00.

Brokerage in the Purchase of Real Estate

If the buyer is the Principal of the Broker:

• Brokerage fee:to 6% of the agreed purchase price.

• Minimum brokerage fee: EUR 1,500.00.

Brokerage in Leasing or Renting Out Real Estate

If the lessor or landlord is the Principal of the Broker:

• for agreements shorter than 6 months – 75% of one monthly rent or lease payment

• for agreements from 6 to 36 months – 100% of one monthly rent or lease payment

• for agreements of 36 months or longer – 150% of one monthly rent or lease payment

Brokerage in Taking Real Estate on Lease or Rent

If the tenant or lessee is the Principal of the Broker:

• for agreements shorter than 6 months – 75% of one monthly rent or lease payment

• for agreements from 6 to 36 months – 100% of one monthly rent or lease payment

• for agreements of 36 months or longer – 150% of one monthly rent or lease payment

II. SERVICES INCLUDED IN THE BROKERAGE FEE

The brokerage fee includes the regular brokerage services provided by Eurovilla during the preparation and execution of the legal transaction, in particular:

• finding and connecting the Principal with a potential contracting party for the purpose of concluding a legal transaction;

• assessing the market position of the real estate and informing the Principal about market conditions and comparable prices;

• collecting and reviewing available documentation relating to the real estate and verifying ownership status within the scope of available information;

• preparing presentation materials and professionally preparing the real estate for the market with a detailed description using photographs, floor plans and VR technology, as well as arranging viewings in person or via VR technology;

• advertising the real estate through appropriate marketing channels in Croatia and abroad, where applicable;

• organizing and conducting property viewings;

• communicating with interested buyers, tenants or other potential contracting parties;

• participating in negotiations in order to achieve terms acceptable to the Principal;

• timely informing the Principal of all circumstances relevant to the conclusion of the legal transaction which are known or should be known to the Broker;

• cooperating with legal service providers who supervise and manage the entire purchase and sale process, from preparation of the Preliminary Agreement, Purchase Agreement and Land Registry Consent Statement (Tabular Statement) to registration of ownership rights in the land register, as well as Lease Agreements;

• preparing a detailed handover record with the contracting parties;

• providing assistance in obtaining approvals for the acquisition of ownership rights over real estate by citizens of third countries;

• transferring all utility and operating costs to the new owner or new tenant/lessee;

• checking the permitted purpose of land if the subject of brokerage is construction or other land;

• informing the Principal of obligations arising from regulations concerning the prevention of money laundering and terrorist financing;

• maintaining confidentiality and protecting the Principal's personal data in accordance with applicable regulations;

• acting with the care of a diligent professional in accordance with professional standards.

III. BROKERAGE FOR BOTH PRINCIPALS

Eurovilla may act as broker for both contracting parties only if a separate Brokerage Agreement has been concluded with each party.

The brokerage fee may be charged exclusively to the person with whom the Brokerage Agreement has been concluded.

Purchase and Sale and Exchange

The maximum total amount of brokerage fees that Eurovilla may charge from all Principals for the same real estate amounts to 6% of the agreed purchase price or value of the legal transaction, increased by VAT.

If it has been agreed that the fee shall be paid by both contracting parties, their total amount may not exceed the above limitation.

If the Broker has concluded a Brokerage Agreement for the same real estate with two Principals, but it has been agreed that the brokerage fee shall be paid by only one contracting party, the Broker may charge that party a brokerage fee up to one half of the maximum total brokerage fee specified in this Fee Schedule, i.e. up to 6% of the agreed purchase price of the real estate or the value of the legal transaction, increased by VAT.

Lease and Rental

The maximum total amount of brokerage fees that Eurovilla may charge from all Principals for the same real estate amounts to 300% of one monthly rent or lease payment, increased by VAT.

If the Broker has concluded a Brokerage Agreement for the same real estate with two Principals and those agreements provide that both contracting parties shall pay the brokerage fee, the total amount charged from both Principals for the same real estate may not exceed the maximum total brokerage fee specified in this Fee Schedule.

If the Broker has concluded a Brokerage Agreement for the same real estate with two Principals, but it has been agreed that the brokerage fee shall be paid by only one contracting party, the Broker may charge that party a brokerage fee up to one half of the maximum total brokerage fee specified in this Fee Schedule, i.e. up to 150% of one monthly rent or lease payment, increased by VAT.

IV. ADDITIONAL SERVICES

The brokerage fee applies to regular brokerage services.

All additional services not included in the Broker's regular services shall be agreed separately.

At the request of the Principal, Eurovilla may organize or coordinate:

• real estate valuation services;

• architectural and design services;

• surveying services;

• preparation of energy performance certificates;

• home staging and interior design services;

• financial and tax advisory services;

• assistance in obtaining financing;

• property management services;

• other professional services according to the needs of the Principal.

The costs of attorneys, notaries public, court fees, taxes, surveying services, architects, appraisers, banks, translators and other professional persons are not included in the brokerage fee unless otherwise agreed.
