Located in the heart of Istria, Svetvinčenat captivates with its historic charm, authentic architecture and the natural beauty of the Istrian landscape, surrounded by vineyards, olive groves and peaceful green countryside.

Set in one of the tranquil villages within the Municipality of Svetvinčenat, this renovated traditional Istrian stone house of 160 m² is surrounded by 1,400 m² of fully enclosed grounds, featuring a 40 m² swimming pool with jacuzzi and a separate 40 m² auxiliary building. The property beautifully combines authentic Istrian character, privacy and contemporary comfort.

Renovated in 2022, the house retains a number of traditional elements, including natural stone, wooden shutters, original exposed wooden beams and high ceilings.

The ground floor comprises a spacious living room with kitchen and dining area, a guest toilet and a storage/utility room, while the first floor features four bedrooms and three bathrooms, two of which are en-suite. Every bedroom, as well as the living room and kitchen, is air-conditioned, with a total of six air-conditioning units.

The spacious grounds are designed for enjoying the outdoors and feature a swimming pool with jacuzzi, summer kitchen, outdoor shower and barbecue fireplace. The separate auxiliary building offers additional flexibility and can be adapted, according to the future owner's preferences, into a wellness area, sauna, gym, traditional Istrian tavern or entertainment space.

The property is sold fully furnished and equipped, offering a complete setting for private holidays, year-round living or tourist rental – a place where the charm of traditional Istria meets the comfort of contemporary living.

The sea is approximately 10 km away, while Fažana and Pula are 12 km and 15 km away respectively. Rovinj is just 17 km from the property, further enhancing its appeal as a base from which to enjoy some of the most beautiful parts of the Istrian coast and countryside.
