Istria, Pula, modern apartment complex in Šijana

In an attractive location at the entrance to Pula, a new development is being launched, comprising the construction of a modern residential complex of six buildings with a total of 24 apartments. The fully private complex will be located in the popular city district of “Šijana,” in close proximity to all essential amenities (school, kindergarten, shopping center, public transport).

The planned completion of construction is spring 2027.

The project foresees four apartments per building, with floor areas ranging from 60 m² to 88 m² - two apartments on the first floor and two on the second floor. The project also includes a private garage or outdoor parking space, as well as a storage room for each residential unit located on the ground floor of the building.

The interior design of the residential buildings will meet high-quality standards (energy efficiency class A/A+):

• Thermal insulation façade (ETICS) with high-performance thermal insulation, 10 cm thick (mineral wool/EPS)

• Burglar-resistant entrance doors

• PVC exterior joinery with double-glazed insulated glass filled with argon and roller shutters

• High-quality, modern-design ceramic tiles installed in all rooms, carefully selected for durability and aesthetics

• Non-slip ceramic tiles on the loggias for added safety and comfort

• Heating and cooling of each unit via air-conditioning systems, as well as electric underfloor heating in the bathroom, living room, and kitchen

• Bathrooms additionally equipped with electric radiators (towel warmers) with thermostats

The surrounding area of the buildings will feature landscaped green spaces with indigenous Istrian plants, lawns with automatic irrigation, paved walkways and access paths, hedges for privacy, LED lighting with motion sensors, and a sustainable drainage system with underground drains and a soakaway well.
