Plitvička jezera, building plot of 3168 m2 with a project for a 4-star hotel, with a capacity of 30 accommodation units.

The hotel was designed as a modern and functional building, with optimal distribution of space in the following way:

The ground floor of the building would house: the entrance to the hotel with the reception with all the accompanying areas, a restaurant and kitchen with a rich gastronomic offer, and a technical area (boiler room, storage room). On the first and second floor there would be accommodation facilities, a total of 30 rooms: 16 standard double rooms (double bed with the option of separation), 8 superior double rooms with balconies, 6 superior double rooms with additional facilities. In the basement, there would be a garage with an entrance, a laundry room and a storage room. In the attic storage and installations.

Access to the hotel would be: entrance for guests (reception), entrance to the restaurant and outside visitors, service entrance for delivery, entrance for employees and garage entrance with access to all floors by elevator and stairs.

In addition to accommodation and gastronomy, the project offers additional services to increase attractiveness and income, such as rent-a-bike and rent-a-quad, organization of transportation and excursions to the National Park and surrounding destinations, and laundry services for guests. There is also the possibility of hotel management by a professional management company.

When designing the building and selecting materials, the designer's focus was on the climate, which is dominated by a moderate continental and mountain climate.

The facade of the building will be covered with facade elements as well as the ETICS system. The roofs are made as pitched roofs on most of the building's floor plan.

Openings and glazing are planned as high-quality aluminum locks.

The location of the land is attractive, Plitvice Lakes and surrounding attractions, such as the Barac Caves, are nearby. In the center of Grabovac from the main road (Prometnica D1) - an already established tourist destination.
