In the town of Dugopolje (10 km from Split) in the economic zone Bani, a building plot is for sale with a project for the construction of a hotel / office building and a location permit.

The land is located next to the main road in the direction of Split - Dugopolje. It is surrounded on all four sides by roads, it has access from the main county road as well as from the local road.

The location permit was obtained in 2010. with a total gross gross floor area of 20,800 m2 and approx. 5,000 m2 per floor, with the fact that the total height of the building is allowed: 16.5 meters, the project provides that the ground floor will be 7 meters high, the 1st and 2nd floors per 4 m, and the basement is 9 meters high - which can subsequently be divided into 3 underground garages of 5000 m2, each 3 meters high.

The usability of the space and plot can be changed according to the wishes of the investor. The project according to which the location permit was obtained can be completely changed, it is possible to add a floor in the above-ground part with caution that the total given height of the building of 16.5 meters defined in the DPU must not be exceeded, this also applies to the basement floor where I can freely build three floors of 3 meters each for storage, vehicle parking or ancillary facilities if it will be, for example, a hotel.

Please note that the municipal contributions for obtaining the building permit in the value of approx. 800,000 Euros have been paid in full and are included in the price.
