Zaprešić, ROH BAU commercial space 516 m2 on the ground floor of a residential and commercial building built in 2025. It currently consists of open space and is adaptable in terms of layout. The layers of floors, walls and ceiling have been completed to the final cladding, which means that a cement screed (standard load-bearing capacity) has been installed on the floor and the ceilings have been thermally insulated in the form of mineral wool. The height of the space from the cement screed to the mineral wool on the ceiling is 3.80m, and in places at the intersections of installations 3.30m.

It is equipped with basic infrastructure for connecting all main installation systems.

Heating system

The building is heated by a central heating plant. The installation of an individual heating substation with a calorimeter is planned in the space, which enables the measurement and billing of heating according to the actual heat energy consumed. Heating flow and return pipes, terminated with valves, have been brought into the space.

Water supply

A cold water supply terminated with a valve has been installed in the business premises. Consumption measurement is enabled by water meters.

Drainage

The business premises are crossed by vertical sanitary and storm drainage, to which the connection of the internal drainage of the space is enabled according to the needs of the users.

Electrical installations

The main electricity connection with the corresponding meter has been brought into the premises. The leased electricity is 40 kWh. Also, above the entrance door of the business premises, an electrical connection has been made for powering advertising signs.

Ventilation

Preparation has been made for a forced ventilation system for the business premises, with a connection point for a damper on the facade of the building.

Cooling

An individual solution has been planned for each business premises, with the possibility of placing external air conditioning units on the rear facade of the building.

Joinery

Exterior joinery has been installed. The entrance to the business premises is via a sliding door with a clear width of 170 cm and a height of 220 cm. A clear door with a clear width of 195 cm and a height of 215 cm has been installed on the rear side of the premises.
