Building T2

A project for a modern new residential building with an elevator constructed in reinforced concrete construction with monolithic interfloor slabs. The partition walls are made according to the Knauf system with mineral wool filling, and the walls between the apartments are additionally thermally and sound-insulated. The building is designed with a flat, impassable roof in a multi-layer design and an ETICS facade with 15 cm thick mineral wool and a final layer of silicate plaster.

The exterior PVC joinery is equipped with thermally insulated electric roller shutters, sliding walls and mosquito nets on all openings. The interior joinery is made of wood, with soundproofed doors and hidden hinges, while the entrance door is burglar-proof, fire-proof and soundproof.

The common parts of the building include a new generation elevator, granite-clad entrance and staircases, video surveillance, and a separate gas, water and electricity meter for each apartment with the possibility of remote reading. The environment includes asphalt and concrete driveways, horticulturally arranged green areas, decorative lighting and a separate space for waste storage.

The apartments have a ceiling height of 270 cm in the living areas and 250 cm in the bathrooms and hallways. The sanitary facilities are equipped with high-quality appliances from world manufacturers such as GROHE and TECE, with flexible waterproofing, class I ceramics and underfloor heating. There is a choice between a bathtub or shower with tempered glass screens. The floors of the apartments are covered with multi-layer oak parquet, while the kitchens, bathrooms and loggias are made of ceramic tiles.

Heating and hot water preparation are provided by condensing gas boilers and underfloor heating in all rooms, with thermostats in each room. The apartments will be air-conditioned with inverter air conditioners (multi-split system). Ventilation of sanitary areas is provided by low-noise fans, and kitchens have exhaust systems.

Electrical installations include a color video intercom, LED lighting, a cat 6 IT network, TV and internet sockets in each room, and electric roller shutters. All bathrooms have additional connections and lighting adapted to modern standards.

The investor provides a 10-year warranty on the structure and waterproofing, 2 years on other works, and the manufacturer's warranty on equipment and appliances. Special attention has been paid to the selection of materials and execution, with only high-quality and proven systems used, ensuring durability and a high standard of living.
