The number of projects worldwide increased from 169 in 2011 to 611 in 2025, and could exceed 1,000 by 2030.

However, simply putting a famous logo on a building is not enough. The true value of a branded residence comes from construction quality, design, service standards and long-term management.

What do buyers get beyond the property itself?

Services vary from one development to another, but often include reception and concierge services, 24-hour security, maintenance of shared and private areas, housekeeping, food delivery, wellness facilities, swimming pools, gyms and private social spaces.

Owners may also have access to hotel restaurants, spa facilities, transport services, travel arrangements or reservation services. Some developments also offer professional rental management when the owner is not using the property.

This model is particularly attractive to international buyers and second-home owners. They do not want every arrival to begin with arranging cleaning, repairs or maintenance of the garden or swimming pool. They want to arrive at a property that is ready to use.

Why does the brand matter so much?

Buying into a development that has not yet been completed always involves a certain degree of uncertainty. Buyers are making a decision based on plans, renderings and the developer’s promises.

A well-known brand can provide an additional level of confidence because buyers already have expectations regarding design quality, service and management standards. This can be particularly important in a foreign market, where they may know very little about the local developer.

Branded residences generally command higher purchase prices than comparable non-branded properties. Savills reports that such developments in Europe can achieve premiums of around 30%, although the difference varies significantly depending on the location, brand and level of service.

In addition to the purchase price, buyers also need to account for regular management and service charges. These may cover reception, security, housekeeping, swimming pool maintenance, wellness facilities and other shared amenities.

If an owner uses only a small portion of the services on offer, high annual charges may become difficult to justify. Before buying, it is therefore important to establish exactly which services are included, which are charged separately and whether those fees can change over time.

The terms of any rental programme should also be reviewed carefully. Participation may be optional or mandatory, while income often depends on seasonality, occupancy levels and the manager’s fee structure.

Is a branded residence a good investment?

A brand can increase visibility, attract international buyers and support future resale. However, it is not a guarantee of returns or capital appreciation.

Location remains crucial. A project carrying a famous name in a weak location will not automatically become a sound investment. Limited future supply, build quality, rental demand and the long-term financial stability of the operator are just as important.

Buyers should also find out what happens if the relationship between the developer and the brand comes to an end. A property’s value should not depend entirely on a name that may not remain associated with the project forever.

Is there room for branded residences in Croatia?

Croatia has strong natural potential for the development of branded residences, particularly along the Adriatic coast. International buyers are already looking for high-quality villas, seafront apartments, privacy and professional property management.

The greatest potential lies in destinations that can combine an attractive location with strong transport links, high-quality gastronomy, marinas, wellness facilities and a sufficiently long season. A sea view alone is no longer enough for the most demanding buyers.

According to Savills, the number of completed branded residential projects in Europe could increase from 141 in 2024 to more than 300 by 2032. This suggests that the model is gradually expanding beyond traditional global hubs into European resort and lifestyle destinations.

Branded residences are not the right choice for everyone. Buyers who value complete independence and lower running costs may find better value in a traditional luxury property.
