After years of experience in the operational niche of construction works, cofounders of Aksijal ltd. have decided to use their knowledge and experience and aim it at high-quality investment and project management, technical counselling and professional supervision. Our clients come from both the private and public sectors and their goal is to invest in future projects.  Our professional team leads our clients through the whole process – starting with the project idea, financing methods, obtaining all types of permits, management of project documents, management of bidding documents, construction workers selection and contracting, to the implementation of professional supervision during the construction process and the process of handover and acceptance to the final beneficiary who is advised by our team about quality maintenance of the building. Our task is to coordinate all the participants in the process and come up with optimal solutions with the best value for money.

INVESTMENT MANAGEMENT

Investment management consists of time planning of every activity within the project, financial planning, distribution of various tasks, monitoring and control of every step of the project, constant communication with the project participants, anticipating possible problems and delays and dealing with those along with continuous reporting to investors.

TECHNICAL COUNSELLING

Our team performs financial, legal and technical counselling, plus planning and preparation of the design, construction, use and removal of construction. We work on selection, contracting and coordination of architect-engineers, revisionary, supervisory engineers, construction workers, certified geodetic engineers, job safety coordinators and other participants involved in the construction process and supervision of their work.

Obtaining of documents, analysed, studied and elaborates necessary for creation of predesign, main and detailed design projects and the removal of the construction project is also at the list of our services as well as obtaining of every document necessary for issuing acts for implementation of physical planning and construction permit and obtaining those permits. Along with that, our team deals with obtaining documents and legal activities necessary for constricting and other activities investors are obliged to perform during the construction process.

PROFESSIONAL SUPERVISION OF THE CONSTRUCTION PROCESS

Our team perform the process of control of all construction participants who are contracted to the investor and organize weekly coordination meetings. Weekly reports on the progress of the project and its possible faults and problems are issued with the suggestion of solutions to the problems. We direct construction workers and, if necessary, work on the elimination of faults in order to prevent major negative consequences. We certify monthly interim certificates and final certificates.

We control completed and billed construction works based on the construction book, calculation of total price difference, unexpected works and other. Also, time deadlines are controlled (start, implementation plan and intervention in case of plan discrepancy, human resource control and machinery control and other). The investor is obliged by law to provide professional supervision of the construction process.

PROJECT ENGINEERING 

In cooperation with our partners, we offer total project documentation for every type of buildings:  geodetic services, architecture projects, construction projects, electric, mechanics, sewage and other types of installation projects. We work on necessary paperwork and documents for obtaining construction permits.

ENERGY PERFORMANCE CERTIFICATION

Energy performance certificate of a building is a document valid for 10 years which states the energy rating of the building with its energy characteristics and other energy values in comparison with energy efficiency. Energy performance certificate also offers ways of efficient improvement of energy characteristics of the building to lower the energy consumption.
