The building land is located in the Economic and Tourist Zone of the city of Rovinj, for which there is a General Development Plan and a Spatial Development Plan of the City of Rovinj, and has markings;

T1 (construction of hotels), T2 (construction of tourist resorts), T3 (construction of tourist camps), which allows the construction of the aforementioned facilities.

Complete infrastructure: water and septic tank are located on the plot, electricity and transformer station in the immediate vicinity, the plot has two road connections, 500 m from the sea as the crow flies, and approx. 2500 m.

The land is completely fenced with a concrete wall, a forged fence and a large forged sliding door.

There are two ruins on the plot, a ruin of 135 m2 and a building of 68 m2. Surrounded by a beautiful tall pine forest. The plot has a wonderful panoramic view of the sea, from the future buildings, towards the western side where the Tourist Camp and settlement "Polari" is located.

In the immediate vicinity of the plot are the tourist camp and settlement "Polari", the tourist camp and settlement "Veštar" and the tourist camp and settlement "Villas Rubin", with a very high frequency of guests in the tourist season.

Rovinj is the top tourist destination in Croatia, with a very large number of foreign and domestic guests staying overnight on the Adriatic coast.
