Velika Gorica - modern new residential building project - PSM Building

A modern residential construction project that includes 22 residential units arranged in a functionally organized building, with 36 garage spaces in the underground floor and an additional 8 outdoor parking spaces at ground level. Vehicular and pedestrian access is provided directly from the public traffic area on the southern side of the plot, and stationary traffic is resolved in accordance with the current urban plan, ensuring easy accessibility and high-quality organization of the space.

The building is designed as a reinforced concrete structure, with load-bearing walls and beams interconnected into a complete system and full reinforced concrete ceiling and flat roof slabs. The vertical elements are made of 20 cm thick reinforced concrete walls throughout all floors, while the horizontal system is made of reinforced concrete slabs of the same thickness. Such a constructive concept ensures the stability, durability and safety of the building.

The facade will be constructed in the ETICS system with thermal insulation made of EPS and mineral wool 15 cm thick, depending on the position and fire protection requirements, with a finish in color and texture according to the project. The exterior joinery is planned as PVC, with electrically operated roller shutters, which further contributes to energy efficiency and living comfort. The flat roof is designed as impassable, with technical layers defined by the building physics study.

The interior spaces are designed with an emphasis on functionality and durability of the materials. The heating system is designed as gas underfloor heating, which allows for even heat distribution and optimal space utilization without radiators. Air conditioners manufactured by Bosch are planned for cooling.

The floors are constructed as a floating system with thermal and sound insulation and cement screed. Three-layer oak parquet is planned in the living rooms, dining rooms, hallways and bedrooms, while ceramic tiles are planned in the sanitary areas, kitchens and outdoor areas. Buyers will be offered three ceramic variants worth up to 35 EUR/m², and all additional selection and possible changes are possible through the company F.I.C. d.o.o., which provides salon selection of materials and installation.

The interior room doors are provided by the manufacturer RV Križevci, while the entrance doors to the apartments are burglar-proof doors by the manufacturer Kolnoa, equipped with the Mul-T-Lock locking system, which ensures a higher level of security.
