We are selling a building plot of 7136 m2 in Gornja Bujština. The land is located in the center of the town, it has been cleared, there is a slight slope in one part, the access road is right next to the road. Electricity is right next to the plot, and water is not far from the land.

Residential buildings can be built on the plot:

*The plot of a residential building must not exceed 2,400 m2. For a building plot of a residential building, the smallest building plot area is 350 m2 for a free-standing building, 300 m2 for a semi-built-in building and 200 m2 for a built-in building. The highest allowed built-up coefficient (Kig) of a building plot of a residential building is determined by Article 31 of the Grožnjan PPUO, and for a semi-built building for a plot of 300 to 400 m2, it is the sum of 105 m2 and 35% of the surface of the building plot above 300 m2. The minimum permitted building coefficient (Kig) is determined by Article 31. The permitted height of residential buildings is 8.5 m to the cornice, or 11 m to the ridge of the building. The permitted number of floors of a single-family and family residential building is 3 above-ground and 1 or more underground, but the total number of all floors cannot exceed 3 floors at any section through the building. The smallest distance of the building from the regulatory direction is 6 m. The distance of the building from the regulatory direction must not be greater than 20 m.

The land is 5 km from Oprtalj, 8 km from Grožnjan and 12 km from Buje.
