About the Project
Opatija Privé is an exclusive residential development located in Volosko, just 200 metres from the sea. The project has been conceived as a contemporary residential complex with a strong emphasis on privacy, outstanding architecture, a high standard of interior finishes and exceptional construction quality.
The project is further distinguished by the architectural signature of Academician Prof. Dr. Zlatko Ugljen and Prof. Dr. Nina Ugljen-Ademović, who designed the building and developed its overall architectural concept.

Heating and Cooling System
The apartments are equipped with a modern underfloor heating and cooling system powered by Daikin and Panasonic Aquarea heat pumps, depending on the individual unit. The system ensures even temperature distribution, a high level of comfort, and energy-efficient operation throughout the year.
Materials Used
The project features high-quality, proven materials from renowned European manufacturers, selected with a focus on durability, functionality, and contemporary design. Particular attention has been given to the finishes, aluminium joinery, sanitary equipment, and custom-made elements to ensure a consistently high standard of quality throughout all apartments.
Energy Efficiency
The project has been designed with a strong focus on energy efficiency, incorporating heat pumps, underfloor heating and cooling, high-quality aluminium joinery, thermal insulation, and rooftop solar panels. The building’s energy certificate is currently being prepared, and the project is expected to achieve the highest energy efficiency rating.

- Construction
The building features a reinforced concrete structure, designed with an emphasis on strength, durability, and a high level of safety. The contemporary structural system is complemented by a high-quality thermal envelope, aluminium joinery, rooftop solar panels, and a glass elevator connecting all floors.
The architectural concept was designed by Academician Prof. Dr. Zlatko Ugljen and Prof. Dr. Nina Ugljen-Ademović. The project is characterized by clean contemporary lines, spacious terraces, large glazed openings, and a carefully considered connection between the interiors, sea views, and outdoor living spaces.
- Carpentry
The building features Alu K aluminium joinery combined with MegaStill external blinds. This system provides excellent thermal and acoustic insulation, durability, and a clean, contemporary appearance.
- Interior joinery
The apartment interiors feature custom-made elements designed to complement the architectural concept of the project. The bathroom furniture is handcrafted according to designs by Academician Prof. Dr. Zlatko Ugljen and Prof. Dr. Nina Ugljen-Ademović, while all apartments feature custom-made kitchens equipped with Bosch appliances.
- Flooring material
In the bathrooms, kitchens, and selected areas of the apartments, high-quality ceramic tiles from renowned Italian manufacturers Keope, Refin, and Faenza are used, carefully selected to complement the character of each individual residence.
In the living rooms and bedrooms, White Opal Oak laminate, Class 33 is installed, combining the elegant appearance of natural oak with high resistance to everyday wear and use.
- Installations
The building is equipped with modern technical systems designed to meet a high standard of residential comfort. Each apartment has an individual heating and cooling system powered by a heat pump, while the plumbing and sanitary installations incorporate high-quality components from renowned manufacturers.
The project also includes complete electrical installations, systems for the common areas, dedicated technical infrastructure for the swimming pool, and rooftop solar panels, contributing to the overall functionality and energy efficiency of the building.
- Garage
The basement level features a spacious garage with a total of 21 parking spaces, directly connected to the other floors of the building by elevator. The parking spaces are also pre-equipped for electric vehicle charging, allowing for the future installation of EV charging stations.

Volosko is an old fishing village with its own distinctive rhythm and character.
