Technical Data
EARTHQUAKE FOUNDATIONS - eighteen piles were constructed under each building at a depth of 7 meters, which provide security to the building\'s foundation. They are incorporated into the lattice reinforced concrete structure of the building, which is more flexible by nature than the fully reinforced concrete monolithic structure that is the standard in Croatia.
Heating and cooling
Environmentally conscious heating and cooling via a heat pump has also been implemented, which, given the 60% better building physics and ventilation with heat recovery mentioned above, enables greater energy savings. We have also made preparations so that, for an additional fee, solar photovoltaic cells can be easily installed, thus becoming a completely energy-independent facility.
Ventilation
Ventilation with heat recuperator and automatic regulation of air humidity and air purification, a such a solution results in windows in critical periods such as hot summer or cold they don\'t need to be opened on winter days, so they don\'t lose their own energy, but rather conserve that energy at the same time it achieves perfect air circulation with ideal humidity in the apartment.
Elevator
An elevator from the garage leads to each apartment separately, guaranteeing additional privacy for the tenants.

It is built on earthquake-resistant foundations, which in our case means that we have eighteen piles under the building at a depth of 7 meters, which provide security to the foundation of the building. They are incorporated into the lattice reinforced concrete structure of the building, which is by its nature more flexible than the fully reinforced concrete monolithic structure that is the standard in Croatia.
- Facade
It is made with environmentally friendly materials, i.e. the so-called smart wall, which result in a reduction in the consumption of concrete, which is the biggest polluter of nature, and also provides an unhealthy environment for life, thus achieving 60% better building physics than the best standard construction methods in Croatia.
- Carpentry
At the highest level in terms of thermal characteristics. It is made of aluminum/wood profiles. The glass is safety, anti-burglary and triple-layered - outer and inner glass laminated, each 8 mm thick and the central 6 mm. Automatic lift-sliding walls are low-floor. All joinery has safety locks for child protection, with built-in mosquito nets and electric insulated roller shutters.

Incredible microlocation
Location where the buildings are sheltered from noise with a green belt in front of the buildings, and at the same time with an open view to the south in which direction the city of Zagreb is located, to the north in which direction the peak of Medvednica and the cable car are located, and to the east and west in which the foothills of Sljeme stretch. Gračani as a location is one of the most beautiful for living, surrounded by nature and only a few minutes drive to the city center. The villas are located in the immediate vicinity of the tram zone, bus station and the new cable car leading to Sljeme, but positioned so that the noise of the aforementioned vehicles does not affect the peace and harmony of life in the villas. It is important to note the proximity of the Meridijan Shopping center, city kindergarten, elementary school, health center, and basic facilities for a peaceful and harmonious life.
