There are houses. There are villas. And then there are places where time simply slows down.

Nestled in the peaceful Mediterranean surroundings of the Zadar hinterland, this impressive villa has been built from carefully hand-selected natural stone, combining exceptional construction quality, modern technology, and timeless architecture into a unique residence designed for year-round living or luxurious holidays.

The villa offers 360 m² of living space, while the total plot area extends to 923 m².

From the moment you enter the property, you are welcomed by a carefully designed private oasis. The centrepiece of the landscaped grounds is an impressive 11 × 6 m infinity swimming pool (66 m²), equipped with a water heating and cooling system, a decorative waterfall, and a large concealed automatic roller cover. Surrounding the pool is an elegant sunbathing area and lounge zone designed for complete relaxation, while a separate jacuzzi area further enhances the property's exclusive wellness experience.

A fully equipped outdoor kitchen creates the perfect setting for entertaining. It features a spacious barbecue area with a traditional wood-fired bread oven, a built-in fireplace for preparing grilled specialties, an induction cooktop, and a generous covered dining area accommodating more than 20 guests. A handcrafted bioclimatic pergola with glass enclosures allows the space to be enjoyed throughout the year, providing protection from the sun, wind, and rain.

The landscaped garden is enriched with Mediterranean plants, six palm trees, and an impressive 300-year-old olive tree, complemented by an automatic irrigation system supplied by the property's own 65-metre-deep well. The courtyard also includes two covered parking spaces.

A special advantage of this property is its private 65-metre-deep well, providing a natural water source for the entire villa. At the same time, the property is connected to the municipal water supply, allowing the future owner to choose which water source to use according to their own preferences and needs.

Wastewater is managed through a modern bio-septic system with an integrated wastewater treatment unit, further enhancing the property's functionality, sustainability, and self-sufficiency.

Upon entering the villa, you are welcomed into a spacious open-plan living area that seamlessly combines a modern kitchen with a central island, a dining area, and an elegant living room. Large aluminium lift-and-slide glass walls with triple glazing connect the interior with the pool and garden, creating a bright, airy atmosphere filled with natural light.

Adjacent to the kitchen is a separate wine cellar, while the ground floor also includes a sauna with its own shower and toilet, a guest WC, a laundry room, and a fully equipped technical room housing the plant room, pool equipment, approximately 800 litres of hot water storage tanks, an instantaneous water heater, and a central water filtration system that protects the entire plumbing network, all sanitary fittings, and built-in appliances, ensuring the long-term reliability and efficiency of all water systems throughout the villa.

The upper floor comprises four spacious bedrooms, each thoughtfully designed to provide maximum comfort and privacy. Every bedroom features its own en-suite bathroom and walk-in wardrobe, while premium finishes and first-class materials further emphasize the exclusivity of this exceptional property.

For year-round comfort, the villa is equipped with underfloor heating powered by a heat pump throughout the entire house, air-conditioning units for both heating and cooling in every room, and a wood-burning fireplace. An advanced inverter air-quality management system maintains fresh indoor air during periods of absence, preventing humidity and stale odours.

Additional features include aluminium joinery with triple-glazed windows, mosquito screens on all openings, yacht-grade exterior sun protection roller systems, and comprehensive video surveillance covering the entire outdoor area.

Ownership is clear, the property is free of encumbrances, and it comes with a valid occupancy permit.
