Description
Zagreb - Blato, Jadranska Avenue, building land with location permit and conceptual design
Basic information
Land area: 3,725 m²
above ground according to project: 6,058.16 m²
below ground according to project: 4,611.10 m²
Planned building height: -2 + GF + 6
An attractive building plot is for sale along Jadranska Avenue, with an issued location permit and a completed conceptual design for the construction of a commercial building. The project has been developed to an advanced stage, allowing the investor a fast preparation and submission of the building permit application.
The building permit has not yet been obtained.
Key advantage of this plot: the possibility of building according to the old GUP
This plot allows construction in accordance with the old GUP regulations, which is now an extremely rare opportunity. It is almost impossible today to find a parcel on the market with such legal status, and the difference in buildability is substantial.
What this means for the investor
Under the old GUP rules, it is possible to build significantly more gross floor area than would be allowed under the new regulations:
• Increasing the green area by an additional 10% (approx. 300 m²) allows better organisation of underground levels and above-ground massing.
Conclusion: the new GUP would reduce the above-ground area by approx. 1,750 m².
• The distance of the building from the regulatory line under the old rules is 30 m, while under the new GUP it is only 10 m. This difference, through 7 floors, results in an additional loss of 392 m².
Conclusion: the new GUP further reduces usable area.
Total: the investor would lose approx. 2,142 m² of gross floor area under the new GUP - a loss that cannot be compensated on this parcel. This makes the possibility of construction according to the old GUP a direct financial and development advantage.
Advantage: no transformer station required
According to the issued instruction from HEP, a transformer station does not need to be built.
Estimated savings: EUR 200,000 - 300,000 (construction costs + lost usable ground-floor space).
Summary
The total loss of 2,142 m² under the new GUP regulations makes the existing project exceptionally favourable. The parcel has been maximally utilised according to the old parameters, both geometrically and mathematically, enabling the investor to achieve the highest possible efficiency of space.
