Land with a total area of 1,550 m2, located in the northern part of Zagreb, within a predominantly residential area known for its lower density of construction, proximity to green spaces and stable urban structure. The location belongs to the wider area of one of the most sought-after city districts, known for its quality of housing and long-term spatial sustainability.

The land is rectangular in shape, with longer sides in the west-east direction. Access to the plot is possible from a public asphalt road on the western side, while the southern part of the plot abuts another local street, which opens up the possibility of multiple access and more flexible design.

The street that accesses the plot is supplied with basic communal infrastructure: water supply, sewage and electricity lines are located directly next to the land.
